The short answer
Carpet is usable floor inside walls; built-up adds walls and balcony share; super built-up adds a share of common areas.
Carpet area is the net usable area within a unit. Built-up area includes the external and internal wall thickness plus a share of balcony. Super built-up area — often used for pricing — additionally loads a proportionate share of lobbies, stairs and amenities.
Because the loading varies by project, compare apartments on carpet area and price per carpet square foot. Ask for both figures in writing before booking.
